Timeline Guide: Step-by-Step from Demolition to a New Home Finish

A knock-down and rebuild is the perfect opportunity to create your ideal home without having to move out of your current neighbourhood. Without the restrictions of having to work within the limitations of your existing property, you are free to design the home of your dreams and then see it transformed into reality.

But your dreams will only be fully realised if you plan carefully and then stick to your plan. It does require patience, and it will take some time because the process is complex and certain steps have to be followed.

Nevertheless, if you choose wisely and persevere, you will eventually achieve exactly the home you want. Just be prepared for a lengthy journey.

Pre-Construction & Planning Phase (The Foundations of Your Project)

Planning and preparation are key to achieving a successful outcome for your knock-down and rebuild project. Without them, you’re likely to hit lots of problems and not achieve what you want. Proper preparation is essential for smooth progress because it sets out what needs to be done.

One of the first essentials is appointing a demolition contractor and custom homes builder you can trust to handle the project. You need to be able to work together to achieve your desired aims, so it’s best to consider at least three contractors and then choose one you can rely on.

The first stage is to inspect the site, determining the suitability of the property for demolition and assessing soil condition, land contours and site access. You will discuss your vision for the new property so that a detailed design can be developed and a realistic budget can be set and approved.

The importance of this stage cannot be overstressed because it will enable an evaluation of your property to be undertaken, including the identification of any hazardous materials, and detailed plans for demolition and construction to be set. Any local regulations will be assessed to ensure the required work can be done without restriction, and required permits will be obtained. Once all is done, work can commence.

Demolition & Site Preparation (Clearing the Way for Your Dream Home)

The site first needs to be made secure by erecting barriers and signage so that everyone is aware of the need to keep clear for their own safety. Steps will also be taken to protect nearby properties from damage, and the building will be cleared of anything that needs to be retained.

Once all utility services have been disconnected and made safe, demolition can begin. This will normally be mechanical demolition using heavy machinery, which is the quickest and most cost-effective method, or the building can be manually deconstructed so that materials can be reused.

Where possible, materials will be recycled or reused to save waste going to landfill, and noise and pollution will be kept to a minimum. When demolition and waste removal are complete, the site will be graded and levelled to prepare for construction. The whole process will generally take up to two weeks, depending on the size and complexity of the job.

The Construction Phases (Bringing Your New Home to Life)

At this stage, you will be able to see your new home taking shape. The first stage in construction is to lay the foundation slab on which the house is to be built, providing a stable base for your home.

The framework of the building is constructed on the slab. This includes the building of the walls, installation of structural flooring to the first floor and the erection of roof trusses. It will also include all the internal walls, so the layout can be seen.

The building will be made weatherproof and secure by installing the roof, windows and external doors. External works are completed before internal works commence, with the exception of rendering and painting. The rough-in of electrical cabling and pipework will be followed by plastering or drywalling, plus skirting boards, architraves and internal doors. Drainage is completed before the slab is poured, and then electrical and plumbing services are completed.

Finishing Touches & Handover (From Construction Site to Home Sweet Home)

To make the property liveable so the buyers can move in, walls and woodwork are painted, floor coverings are laid, and fixtures are installed. After that, there will be a full inspection to ensure that everything has been completed satisfactorily and there are no issues; if there are, these will be resolved.

The final stage is a walk-through with the client to ensure everything is in order. Any required adjustments will be scheduled and made. Once the client is fully satisfied, the property is handed over and the knock-down rebuild process is complete.

There will normally be a warranty period during which minor issues can be addressed. After that, there’s a structural guarantee that typically extends to 25 years.

Factors Influencing the Timeline & Managing Expectations

The whole process can last for 7-18 months, although this depends on the size and complexity of the project and on any unexpected delays. You can make sure this period is kept to a minimum by:

Choosing a design, setting a budget and then sticking to them; constant modifications to requirements will cause design changes and will inevitably delay the project and add to the cost.

Keeping the design as simple as possible; complexity leads to more work and slower progress.

Reacting promptly to any requests from your builder so you are not the cause of the delay.

Progress can also be affected by delays caused by poor weather conditions, labour shortages or the unavailability of materials. Inspections also take time and so need to be scheduled in advance.
