Construction

    1. Pre Site inspection carried out by Enso Homes site supervisor.

    Client Requirements

    • Client to prepare site for site start (Clear site of any rubbish and/or debris).
    • Vegetation to be <100mm high.
    • Client to apply for Community Infrastructure Levy and provide to Enso Homes (council specific, only if applicable).
    1. The positioning of your house is set out in preparation for the concrete slab.
    2. The initial works are also completed for the underground power and drains.
    3. Concrete Slab poured: Base Stage complete.

    Client Requirements

    • Base Stage progress payment of 20% to be authorised by client and forwarded to lending institution.
    • NOTE: Your site supervisor will contact you to arrange a site meeting (if required).
    1. Carpenters erect the wall frames and roof trusses.
    2. Frame erected: Frame Stage Complete.
    3. Independent quality assurance frame inspection by Manse Group

    Client Requirements

    • Frame Stage Progress payment of 25% to be authorised by client and forwarded to lending institution.
    • NOTE: Your site supervisor will contact you to arrange a site meeting (if required).
    1. Roof cover and external cladding completed.
    2. Plumbing and Electrical rough in completed.
    3. Ducted Vacuum, Alarm, Heating and Cooling rough ins completed.
    4. Lock up Stage Complete.
    5. Independent quality assurance pre-plaster inspection by Manse Group

    Client Requirements

    • Lock Up Stage progress payment of 20% to be authorised by client and forwarded to lending institution.
    • This stage includes any temporary external doors that may have been installed until the permanent one is installed at a later stage.
    • NOTE: Your site supervisor will contact you to arrange a site meeting (if required).
    1. Plaster Wall, Ceiling linings & Laminate Cabinetry installed.
    2. Internal doors, Architraves and Skirtings applied.
    3. Fixing Stage Complete.

    Client Requirements

    • Fixing Stage Progress payment of 20% to be authorised by client and forwarded to lending institution.
    • NOTE: Your site supervisor will contact you to arrange a site meeting (if required).
    1. Painting and Tiling completed.
    2. Plumbing and Electrical Fit off completed.
    3. Stone bench tops, Door furniture, Shower screens and Mirrors installed.
    4. Client Liaison Executive to forward on the Certificate of Occupancy once available.

    Client Requirements

    • Client to forward certificate of occupancy to lending institution to release final payment of 10%.
    • NOTE: Your site supervisor will contact you towards the end of this stage to arrange your new home presentation. This appointment is a chance for site supervisor to present your home to you, pointing out all of the features.
    • A settlement date will be confirmed at this appointment. This generally occurs 7 to 14 days post new home presentation
    1. Congratulations!
    2. Your new home is completed and ready for you to move in.
    3. On the day of settlement your site supervisor will conduct an onsite handover.
    4. Appliances will be installed prior to settlement.

    Client Requirements

    • Final payment is to be made at head office on the day of settlement.
    • Final payment amount includes the last stage payment and any unpaid variations
    • NOTE: A Bank cheque or direct deposit is required for final payment.
    • If direct deposit is your preferred method, please ensure transfer is made at least 2 clear business days prior to settlement date.

Care and warranty

    1. Representative from Enso Homes will contact client in order to answer any questions.
    1. Representative from Enso Homes will contact client to book in Warranty Inspection.
    2. Warranty inspector will carry out a thorough inspection of your home and address any other concerns.
    3. All agreed works will be documented and copies provided to client on the day of inspection.
    4. All works to be completed as set out from the Warranty inspection.
    5. Representative from Enso Homes will contact the client once all works have been confirmed complete by the respective sub-contractors and supplier.

    Client Requirements

    • Client to provide a date for an appointment at home to meet with the Warranty inspector.
    • Sub-contractors and suppliers for the subsequent work will contact client to book in a time for works to be completed.
    • Client to confirm all works have been completed as per the Warranty inspection list.

    1. Deposit        5%
    2. Base             20%
    3. Frame           25%
    4. Lockup         20%
    5. Fixing            20%
    6. Final              10%
