Here are some of the most common questions we’re asked about building a new home

Even if you’ve done your research, talked to friends who have gone through the process and spoken to our team, there are still likely a handful of things that might crop up. Here are the most common questions we’re asked about building a brand new home.

Can I make changes to the design?

We provide a number of standard facades and floorplans, and you’re welcome to make slight modifications to these. In general, the more changes you make to a plan, the more it will cost – this is based on the cost of the changes and the amount of work required to make them. Alternatively, we can also work with you on creating a custom home design from scratch.

How long will it take to build?

Our standard build time for a single storey home is 6 months, and 9 months for a double, although these timings can vary based on the size, type and complexity of the home, site characteristics, weather conditions and a range of other factors.

What is included in the base price?

The base price of our homes includes our standard inclusions, bronze medallion package and the base façade for that home. It also includes any promotion being offered at the time of your contract signing.

Do you have a display home?

We have two display homes located at 11 & 13 Fawkner Crescent, Armstrong Creek. Both homes are open 11:00am-5:00pm, seven days a week. The homes on display are the Lighthouse 26 & Olsen 29.

Is a fixed price contract really fixed?

Yes. The price set within our building contracts are fixed and will only change if you request a variation to the works specified in it, such as the addition of new works or alterations to the design or specification of your home.

What are standard inclusions?

Standard inclusions are also known as base, listed or advertised inclusions, and are the fixtures and features included in the price of your new home. These can all be upgraded to meet your lifestyle and budget.

What are medallion packages?

Selecting upgrades to your home can be overwhelming, so we’ve made things easier with our simple medallion packages, which are an upgrade to your standard inclusions and include items such as upgraded tapware, tiles, and appliances. There are four medallion packages: bronze, silver, gold and platinum. The bronze medallion package comes as standard with all of our homes, while the other packages carry an additional fee. Can I make upgrades to my home in addition to my selected medallion package?

Yes.

Do you supply polished concrete floors?

Yes, we do.

Do you offer custom designs, or can I modify your designs?

How long does it take to get to site after paying my initial deposit?

It typically takes a minimum of 3 months to get your job to site after your initial deposit is made. This can increase depending on the date of your land titling, developers’ applications, council requirements, surveyor requirements and the time it takes to sign off on your selection studio items.

Do you have guidelines for developers?

We work with developers to ensure that your new home meets the requirements of the land or estate you will be building in.

My land is in a bushfire zone – what should I do?

Different bushfire zones have different building requirements, depending on the level of fire risk. We will be able to assist you with the design of your new home to ensure that it meets the building requirements of your bushfire zone.

Where do you build?

Our custom homes are found throughout Geelong, Golden Plains, the Bellarine, and Surf Coast. If you’d like to build your home outside of our standard build zone, which covers the majority of the Greater Geelong region, please get in touch.
